Executed Turn-key Construction Contract to build 'top-100 ranked' world class private 18-Hole golf course with full practice facility located in Bulltown, Chester County, Pennsylvania. Provided all civil engineering, permitting, agency/township/PADEP approvals, earthwork, and complete construction of golf course with full Grow-in/landscaping, entrance roadway, parking facilities, and new on-site sewer plant system. Worked with designers Fazio, Doak, Hanse, and golfer Jay Sigel on golf course layouts and final design.
Upon completion of golf course, proceeded with design-build of the old stone dairy barns into full clubhouse facilities - including mens/womens locker rooms, bar, kitchen with dining/banquet area, meeting rooms, overnight accommodations, pro shop, Harry's Bar/Grill at the turn, w/maintenance buildings. Golf course construction completed for opening day - within 15 months of breaking ground.

Created a vision to turn an old estate into a world class golf country club facility, executed a "Turn-Key" Golf Course design/build Project on an accelerated schedule (less than 12 months) to reconstruct estate into full operational golf facilities with clubhouse/maintenance facilities. Formulated a European village vision and acquired an assemblage of over $10 Million in properties; negotiated rare memo of Understanding withTownship/PADEP for accelerated development schedule; land planned and managed the design of a new 121 Mixed Unit residential component receiving Final Plan Approval in less than 12 months; managed the installation of new sewer and water lines for privately held Sewer/Water Companies; managed entire reconstruction of Penndot roadway and streetscape through the commercial section and the infrastructure improvements per the approved Plans (including negotiating permission from the PA Bureau of Mining and Reclamation to utilize existing abandoned granite quarry as a permanent storm water basin); reconstructed the St. Peters Inn & Restaurant (and operated), with bar, large outside dinning, banquet facility; reconstructed commercial shops; created/designed and built a new St. Peters Bakery (and operated); managed the design and construction of various model homes for the new 121 Mixed Unit Residential Component ("The Falls") including all roadway/site improvements. 30 Acre Commercial Development - negotiated purchase and assembled properties, managed design and obtaining of approvals for commercial development, managed and land planned creation of Commercial Condominiums, discovered tenants and negotiated annual ground leases (without broker) for all tenants/users. Coordinated and negotiated sale of Outback and Staybridge condominiums in 2012 (with broker $3.2 M). Completed final sale of 1.2 acres for $2.3 Million without broker. (with 50% silent partner)
Negotiated purchase of 4 acre industrial land parcel on Shoemaker Road, Pottstown - adjacent to Tri County Business Campus. Obtained client (without broker) with accelerated construction schedule request - designed, engineered, obtained approvals, financed, installed improvements, and constructed warehouse within a 120-day timeframe. Upon completion of the office/air-conditioned warehouse, sold to Cole Candy and Tobacco Company with all site improvements (without broker).
Negotiated purchase of 120-acre lot, with an instant Final approval from legal settlement (township in Litigation with previous owner). Designed plan for 42 new residential units (golf cottages) with 9 hole executive golf course and practice facility, plus country club facilities - tennis courts, swimming pool, spa, etc. 30,000 square-foot retail/office space included. Obtained all permits and approvals ready for installation of infrastructure improvements.

Negotiated purchase of 30-acre lot with large farmhouse and commercial zoning. Managed proposed design/engineering for various layouts and proposed users.
Converted old white mansion into commercial office space for land development company headquarters.
Negotiated purchase of approximately 50 acres of vacant land in North Coventry, Pa (adjacent to Route 100). Designed and engineered a 24-Lot layout with double cul de sacs (chose 24 large lot layout instead of zoned 240 townhouses per zoning as a conservation benefit for township). Orchestrated and obtained the approvals, installed improvements with in-house Earth Enterprises, Inc., and sold/developed custom homes.
Bought and negotiated purchase (without broker), created/designed new use, and obtained approvals from South Coventry Township, PA for 54 Age-Restricted Multi-Story Residential Units on 5.5 acre tract within 90 day time frame from point under agreement of sale.
